What Should I look for in the finished appraisal ?

The product of every appraisal - and the means through which the results of the appraisal are communicated to you, the client - is the appraisal report. Appraisal reports must meet a large number of criteria in order to be considered acceptable by many parties (including the IRS) and to hold up in court. Appraisers who are not accredited may not have the experience or training necessary to write a comprehensive appraisal report. 

ASA requires that copies of actual reports be submitted and pass review before a member can be accredited. In addition to meeting standards set by the Appraisal Foundation and by ASA, the appraisal report you are paying for should answer the value questions you have asked in a manner that you can understand and that you can see is objective, descriptive and documented.

An appraisal report will clearly state the kind of value being determined, such as Fair Market Value, Marketable Cash Value, Replacement Value - Insurance Coverage Estimating Value for Equitable Distribution among heirs.

It will describe the properties being valued.

It will detail the procedures used to estimate the values, such as analysis of comparable sales; estimation and analysis of income (if applicable); and relation of the appraisal values to a specific point in time.

It will be signed by the individual who made the appraisal and who is responsible for its validity and objectivity (to you and third parties).

It will specify the personal qualifications of the appraiser.
